| Most people who have never bought
a country house find the experience traumatic. What
initially seems like a fun activity for weekends rapidly
begins to pale after many wasted journeys to see houses
that look perfect in a photograph but which, in reality,
are badly flawed. What also becomes apparent is that
a large proportion of good houses are sold before they
come on to the open market – often to clients of

a suitable house, your problems are only just starting.
Property, in other markets, tends to have an asking
price which is more than its value. This can sometimes
be the case in the country-house market but more often
there is competitive bidding, gazumping and a sale price
that seems to bear no relation to the 'asking price'.

if you miss one, it can be years before another one
comes up for sale. Mistakes can be very expensive and
